Bill the way you measured
Roofs are priced by the square, 100 square feet of roof surface. Invoice in squares too, and use the same count as the estimate, so the client can match the two without asking. Steep pitch and second-story charges belong on their own lines, not folded into the per-square price.
Decking is always the variable
You can't see the decking until the old roof is off. Invoice the sheets actually replaced, as a count at the per-sheet price from the estimate. That line gets checked, so make it easy to check.
Insurance jobs
- Match the adjuster's scope. Use the same line items and quantities where you can, so the carrier can reconcile your invoice against its estimate.
- Supplements go on the invoice as their own lines, for items the adjuster missed and later approved, such as code-required drip edge.
- The deductible is the homeowner's to pay. Several states, including Texas, make it illegal for a contractor to waive, absorb or rebate it.

100 square feet of roof surface. A 2,800 square foot roof is 28 squares, before waste. Most roofers add 10 to 15 percent for waste depending on how cut up the roof is.
Should decking be on the invoice even if the estimate had an allowance?
Yes. Show the sheets actually replaced. If you used fewer than the allowance, the client sees the credit, and that builds trust for referrals.
