Price from what you saw
A deep or move-out clean can take twice as long in one house as in another of the same size. Estimate from a walkthrough or from photos the client sends, and write down the condition you priced: empty or furnished, normal buildup or heavy, pets or none. When you arrive to something different, the estimate already says what happens next.
List the add-ons even when they're included
Inside the oven, inside cabinets, baseboards and blinds are the things landlords and property managers check at a move-out. Listing them shows the client exactly what the price covers, and it stops the "I thought that was included" call after the deposit inspection.
Questions cleaners ask
How do I estimate a cleaning job?
Estimate the hours from the size and condition, multiply by your hourly target, then round to a flat price. Add the extras as separate lines so the client can remove any they don't need.
Should cleaning estimates be per square foot?
Square footage is a useful starting point, but condition matters more. Many cleaners use a base price by size and adjust for condition after seeing photos.
