Price each surface on its own
Siding, concrete and wood are different jobs with different methods. Siding usually gets a low-pressure soft wash, concrete a surface cleaner, and wood a gentler wash and brightener. Pricing each surface by the square foot on its own line lets the client see what drives the total, and drop the deck without asking you to redo the whole price.
Promise the clean, not the stain
Old oil, rust and oxidized paint don't always come out. Say so on the estimate. If you offer stain treatment, price it separately and describe the likely result, not a guarantee.
Water supply and runoff belong on the estimate too. Some cities restrict wash water going into storm drains, especially from commercial sites, so check your local rules.

Should a pressure washing estimate include water?
State who supplies it. Residential jobs usually use the owner's spigot. Commercial jobs may need your own tank.
