Construction estimate example

A construction estimate example is a priced scope that can still change when the job does not match your assumptions. This one is a room addition. Switch to a kitchen, a deck, a garage, or a blank sheet, and download it as a PDF, Word or Excel file.

Pick a starting estimate. Switching replaces the line items and the notes. The dollar amounts are round samples so the math can be checked, not a price for the work.

A construction estimate example for a room addition

The lines loaded above are one construction estimate example: a one-story addition at 418 Westfield Ave. Before tax they add to $18,500. That figure holds while the assumptions hold. If the lumber bill differs from the allowance, the estimate moves by the difference.

The addition, the kitchen, the deck, and the garage are filled samples, and the blank button starts empty. Each sheet uses the same four columns: description, quantity, rate, and amount. The dollar amounts are round samples so the addition can be checked. They are not a price for the work, and they are not from a cost guide.

LineAmount
Sitework and footings$4,000
Slab$6,000
Framing labor, 40 hours at $75$3,000
Lumber allowance$2,000
Windows, 3 at $500$1,500
Roof tie-in$1,500
Building permit, pass-through$500
Estimate before tax$18,500

If the lumber supplier bills $2,600, the allowance was $600 short and the estimate becomes $19,100. Electrical and plumbing stay off the sheet. Digging the footings means calling 811 first. 811 is the free national before-you-dig service: anyone who plans to dig should contact 811, or the state 811 center, a few business days before breaking ground, so buried utilities can be marked (read October 14, 2026).

An allowance is why the kitchen number can change

The kitchen button puts the risk in the allowances. Demo and haul-away $1,800, a cabinet allowance of $8,000, a countertop allowance of $3,200, install labor $4,400, and plumbing trim at $600 with the fixtures by the owner. That is $18,000. If the cabinets the client picks cost $9,200, add $1,200 and the estimate is $19,200. Appliances, flooring, and paint are excluded.

If that kitchen is in a home built before 1978, disturbing the paint is separate from the price. The EPA's Renovation, Repair and Painting Rule requires that anyone paid to disturb painted surfaces in a home, childcare facility, or preschool built before 1978 be certified, and that the workers be trained in lead-safe practices (read October 14, 2026). Write that on the estimate when it applies.

A deck and a garage on the same form

The deck lines follow the parts in the American Wood Council DCA 6 deck construction guide (2015 IRC edition, read October 14, 2026): footings, the ledger and its flashing, joists and beams, decking, and the guard and stairs. The link is the copy the Town of Fenton, New York, posts. Six footings at $180 are $1,080. Ledger and flashing $920. Joists and beams $2,200. Decking $1,800. Guard and stairs $2,000. The sample total is $8,000. DCA 6 is a construction guide, not a price list, so these dollars are samples placed on its parts. Call 811 before the footings.

The garage is a detached single-car shell on a new slab: slab $4,500, wall framing and sheathing $5,200, roof framing and shingles $2,800, a garage door at $1,500, and an electrical allowance of $1,000. That is $15,000. The driveway and the permit stay off until you add them. The electrical line is an allowance, so a different electrical bill moves the total the way the lumber line does. Call 811 before the slab is excavated.

The signed contract is a separate document

In California, Business and Professions Code section 7159 (or read it on California Public Law) says a home improvement contract and any changes to the contract shall be in writing and signed by the parties before the work the contract or change order covers begins. For this section, that contract is an agreement whose aggregate price, including labor, services, and materials, exceeds $500 (read October 14, 2026). Section 7159.5 (or read it on California Public Law) says that if a down payment will be charged, it shall not exceed $1,000 or 10 percent of the contract amount, whichever is less, unless the contractor furnishes a performance and payment bond, a lien and completion bond, or a bond equivalent or joint control the registrar approves, covering full performance and payment. Ten percent of this sample's $18,500 is $1,850, and $1,000 is the smaller number, so a California contract on that sample could not take more than $1,000 up front unless that bond exception applies. This page is not legal advice. Other states write their own rules. When the price is agreed, write the contract, and price a later change on the change order template.

Bill the part that gets built on the construction invoice template. Once the estimate is signed, track budget, committed and actual by phase in the construction budget spreadsheet. Wording for a contractor estimate stays on the contractor estimate template. How an estimate, a quote, and a bid commit you differently is in estimate vs quote vs bid. A fixed price for a named scope, with the date the offer ends and a line for acceptance, is the construction quote template. A price sent back against an invitation, with exclusions, alternates, and unit prices, is the construction bid template. A sheet that sells the kitchen, the bath, or the porch in sentences, with the approach, a schedule, and a second option beside the recommended price, is the contractor proposal template. More forms are on the templates page.

Questions builders ask

What is a construction estimate example?+

A construction estimate example is a priced scope that can change when the job does not match the assumptions. The one loaded here is a room addition at $18,500 before tax. If the lumber allowance of $2,000 comes in at $2,600, the estimate becomes $19,100. The dollars are samples so the math can be checked, not a price for the work.

What should a construction estimate include?+

The scope, line by line, what you assumed, what is excluded, and a date the price is good through. Put each allowance on its own line so a more expensive pick shows up as a difference. On a job that needs digging, note that 811 has to be called before the ground is opened.

Is a construction estimate a contract?+

The signed home improvement contract is a separate document. In California, Business and Professions Code section 7159 requires that contract, and changes to it, to be in writing and signed before the covered work begins, when the aggregate price exceeds $500. Section 7159.5 caps a down payment at $1,000 or 10 percent of the contract amount, whichever is less, unless the contractor furnishes a performance and payment bond, or an approved bond equivalent or joint control, covering full performance and payment. Other states differ. This is not legal advice.

Can I download a construction estimate as Word or Excel?+

Yes. The estimate you fill in downloads as a PDF in three designs, and as a Word file and an Excel file.
