A remodeling estimate for a new basement bedroom
A remodeling estimate template prices work inside a house that is already built, and the number can still change when an allowance does not match the bill. The sheet loaded above is a new basement bedroom. Before tax the lines add to $12,700.
The bedroom, the hall bath, the laundry closet, the six doors, and a blank sheet are the samples. The dollar amounts are round samples so the addition can be checked. They are not a price for the work, and they are not from a cost guide. A home renovation that adds a room on the outside of the house is a different sheet.
| Line | Amount |
|---|---|
| Frame walls on the existing slab | $2,400 |
| Insulation | $1,600 |
| Drywall hang and finish | $3,200 |
| Egress window and well, allowance | $2,800 |
| Flooring allowance | $1,500 |
| Electrical allowance | $1,200 |
| Estimate before tax | $12,700 |
The egress window, the flooring, and the electrical work are allowances. If the window well comes in at $3,400 instead of $2,800, add $600 and the estimate is $13,300. Framing, insulation, and drywall stay as written.
Why the bedroom has an egress line
A new sleeping room needs an emergency escape and rescue opening. Boulder County's plain-language sheet of the 2021 IRC says basements and every sleeping room need at least one operable opening (B10, Emergency Escape and Rescue Openings, read October 15, 2026). Editions differ when a basement is only altered and does not gain a sleeping room. Minnesota's adoption says an opening is not required where existing basements undergo alterations or repairs, and that new sleeping rooms created in an existing basement shall have one (Minnesota Rules, part 1309.0310, R310.6 and R310.6.1, read October 15, 2026). This sample is a new bedroom, so the egress line is on the sheet, as an allowance. A rec room with no sleeping room is a different estimate. The dollars are not from either code. Digging the window well means calling 811 before the ground is opened.
A hall bath that keeps the drains
The hall bath is $4,150 before tax: demo tile to the studs and keep the stack $900, cement board $400, a tile allowance of $1,800 for 60 square feet, a vanity and top allowance of $700, and paint $350. The drains stay where they are. If the tile the client picks costs $2,400, add $600 and the estimate is $4,750. Moving a drain is not this sheet. A fixed tub, with a valve the client already picked, is the construction quote template.
A laundry closet and six interior doors
The laundry closet is $1,050: a washer box and valves $450, a dryer duct to the existing exterior cap $380, and a pan and floor patch $220. The duct ties to a cap that is already there. A new exterior cap is not included.
Six prehung interior doors at $280 are $1,680. Casing and hardware are $420. Hauling the old doors is $150. The total is $2,250. There is no wall demolition on that sheet.
The signed contract is a separate document
This page is an estimate. It is not the contract, and it is not legal advice. Rules for a home improvement contract, including California's writing rule and down payment cap, are on the construction quote template. Other states write their own rules. When the client changes the scope after you have agreed a price, write that change on the change order template.
A room addition, a kitchen, a deck, or a garage, written so the number can still change, is the construction estimate example. A general remodel with demolition, framing, a lumber allowance, drywall, and paint is the contractor estimate template. More forms are on the templates page.

Questions remodelers ask
What is a remodeling estimate template?+
A remodeling estimate template is a priced scope for work inside a house that is already built. The number can still change when an allowance does not match the bill. The basement bedroom on this page is $12,700 before tax. If the $2,800 egress allowance comes in at $3,400, the estimate becomes $13,300. The dollars are samples so the math can be checked, not a price for the work.
What should a home renovation estimate include?+
The scope, line by line, what you assumed, what is excluded, each allowance on its own line, and a date the price is good through. On a new basement bedroom, say whether the room is for sleeping, because that is what decides the egress opening. On a job that digs, note that 811 has to be called before the ground is opened.
Is a remodeling estimate a contract?+
No. This sheet is an estimate with allowances, so the number can still move. The signed home improvement contract is a separate document. California's writing rule and down payment cap are explained on the construction quote page. Other states differ. This is not legal advice.
Can I download a remodeling estimate as Word or Excel?+
Yes. The estimate you fill in downloads as a PDF in three designs, and as a Word file and an Excel file.
