What drywall costs in 2026
Drywall is priced by the square foot of board hung, walls plus ceiling, not by the floor area. The installed price includes the board, hanging, taping, mudding and sanding. Three published guides agree on the overall range, and on how the finish level moves it:

The calculator uses HomeGuide's installed price for the finish level you pick, since it includes the board. It works out the board area as the four walls times the ceiling height, less about 20 sq ft for each door and 15 for each window, plus the ceiling if you include it. That is our estimating convention, and it is what the sheet count is based on.
How many sheets of drywall you need
Divide the board area by the sheet size, then add about 10 percent for cuts and waste. A 12 x 12 ft room with 8 ft ceilings, one door and one window has about 349 sq ft of wall and 144 sq ft of ceiling: 493 sq ft, or 17 sheets of 4 x 8. HomeGuide counts 18 sheets for the same bedroom without subtracting the openings. Longer 4 x 12 sheets mean fewer seams to tape, which is why most pros hang them on walls when they can get them into the room.

About 17 sheets of 4 x 8 for the walls and ceiling of a 12 x 12 ft room with 8 ft ceilings, one door and one window, including 10 percent for waste. Without the ceiling it is about 12.
How much does it cost to drywall a 12x12 room?+
HomeGuide puts it at $580 to $1,800 for walls and ceiling, hung and finished. The finish level, the ceiling height and whether old drywall has to come out first move it within that range.
What is the difference between level 4 and level 5 drywall finish?+
Level 4 is the standard finish for walls getting flat or eggshell paint. Level 5 adds a skim coat over the whole surface so seams do not show under gloss paint or strong side light, and it costs a little more per square foot.
Is drywall priced by the sheet or by the square foot?+
Both are common. HomeGuide puts it at $30 to $70 per sheet hung and finished, or $1.50 to $3.50 per square foot of board.
